We purchased 10 acres on an island in Washington State. $168,000 for the property. We would like to build a NSBH. Our covenants (4 owners on a 40 acre area) require that we build a min of 2000 sq ft if we do a rambler or 2400 sq ft if we do a 2 story. That will be our framework. We want to spend no more than another $280000 or $300000. I'm not handy with tools, and won't have time to do much of the work in any case. Does this seem like a doable thing? Thanks for your help!

The short answer is Yes, it should be doable - but with lots and lots of caveats. There are not-so-big houses, and there are not-so-big houses. It's all in the design and the details. I would advise that you get a design started, one that shows the size and complexity you are thinking of, but don't take the design through completion and construction documents. Interview builders and get budget feedback from them based on that design. That way you can both spend your design budget wisely and hopefully avoid falling in love with a design before you know whether you can built it on your lot for your budget.
